SOLD This beautiful Laurens County property consists of 35 acres of mostly fenced in pastureland and two brand new buildings. They were built by the current owner to be a quality state-of-the-art horse facility but never occupied or used.

The first building is the horse barn. This is a never before used horse barn with horse doors, rails, etc. It is basically pole barn construction. The barn is 36 feet by 61 feet. It has 7 stalls, two are 15 feet by 12 feet and five are 12 feet by 12 feet. The barn has an alley with a 12'x12' concrete floor wash rack with drain. There is an enclosed tack room with concrete floor and entrance door. The barn has a 10 foot wide, dirt floor, side-covered area with about a 2’ overhang on both sides. The barn has electricity with all lighting, wiring and receptacles. There is also 220 power available. There is water at the barn with frost-free outlets.

The other large building is the shop-storage area. The shop building is a brand new 40’ x 50’ steel structure with full 16 foot wide side sheds on both sides of the building. The shop has a concrete floor and houses the well water tank. It has electric roll-up doors and has all wiring and lighting in place. There is about 2,000 sq ft inside with a 12'x15' keyed storage room that houses the water tank, electric panel, and large gun safe. There’s plenty of room inside to store any tractors and other farm equipment necessary to maintain the facility.

The entire farm is fenced with field fence and barbed wire at the top. The perimeter is maintained for riding. A well on site provides ample water for the needs of the farm. The well is piped to the horse barn and the shop. About 16-18 acres of the farm is in well-established grass and mowed. The balance of the land on the backside of the farm is mixed woodland.
